How do you keep a large renovation on budget?
We price the scope honestly up front and flag the decisions that move the number before they are made. Surprises usually come from vague scopes and from conditions found once walls open, so we make the scope specific first and we stop and show you anything unexpected before we cover it back up.
Do you do rental property remodels between tenants?
Yes. Rental property remodels and turnovers are a regular part of the work, and we price them with a firm turnaround window because a rental sitting empty costs the owner money every week. Typical scope is paint, flooring, kitchen and bath updates, and any repairs the previous tenant left behind.
Do you do commercial build outs and tenant improvements?
Yes, on the right scope. We take on light commercial build outs, tenant improvements, and repair work for local business owners alongside our residential work. We handle the whole scope the same way: written scope, honest price, trades in the right order.
Do you handle permits for a renovation?
Yes. Where the scope requires permits, we handle the determination, the paperwork, and the inspections, so the finished work is legal and does not become a problem at resale or when you refinance. We build the permit timeline into the schedule up front.
Can we live in the house during a whole home renovation?
It depends on the scope. Some renovations allow you to stay in part of the home and we phase the work to keep sleeping quarters and a working bathroom available. Others are cleaner with the house empty. We are honest about which one your project is so you can plan.
How long does a whole home renovation take?
Most whole home renovations run three to six months, driven by the size, the structural changes, the permit and inspection cycles, and the lead time on cabinets and specialty materials. A gut renovation can run longer. We give you a realistic schedule with the quote.
Do you do structural changes like removing walls?
Yes. Where a wall can come out we handle it correctly, with an engineered beam sized to the span, proper support during the work, and the permits and inspections the change calls for, so the new layout is safe as well as open.
What is a fair way to structure payments on a large renovation?
Milestone based, tied to real progress: a deposit to schedule, then payments at demolition complete, rough in complete and inspected, drywall complete, and final punch complete. Big up front payments and pay as you go without milestones are both red flags in this industry.
Do you provide interior design and material selection?
We work alongside interior designers when you have one, and we can also help you make the selections yourself, guiding you toward materials that fit the budget, the timeline, and how you actually use the space.
What causes renovations to run late, and how do you avoid it?
The most common reasons are cabinet lead times, permit delays, and change orders piling up mid project. We order long lead items first, we build permit review time into the schedule, and we hold changes to a formal written process so they do not slow the whole job down.
Do you offer a warranty on a renovation?
Yes. We stand behind the work we install, and if something we built is not right we come back and make it right. Manufacturer warranties on cabinets, appliances, and fixtures pass through to you separately.
